Betony Wood Park Lot Owners:
Parking on the Grass:
The board received several complaints of contractors parking on the grass in the common areas in our neighborhood. As you may have noticed the grassy area in the front entrance and in the back is worn out due to constant vehicles being parked on the grass.
BWP Covenant Item #10 No vehicles, including automobiles, trucks, motorcycles, etc., shall be parked on any common areas of the development. No vehicles may be parked on the street in front of a lot other than the driveway or garage.
Effective immediately each lot owner must have their contractor(s) park in the homeowner's driveway that they are servicing. This includes no parking on the grass to fish in the lake/pond.
The BWP HOA does not have the budget to restore/reseed these areas. Therefore, the homeowner may be responsible/invoiced to have the area repaired.

LAWN CARE:
Each lot owner is responsible for the maintenance of their lawns. This means all the way to the streets.
BWP Covenant Item #25 The grounds of each lot upon which there is an occupied dwelling shall be maintained in a neat and attractive condition. Upon failure of any owner to so maintain his lot, the Declarant may, after ten (10) days' send notice to such owner, enter such lot and have grass and other vegetation cut when, as often as, the same is necessary in its judgement, and may have dead trees, weeds, shrubs and other plants removed therefrom.
Such owner shall be personally liable to the Declarant for the costs of any cutting, cleaning, and maintaining described above and the liability for amounts expanding for such cutting, clearing, and maintenance shall be a permanent charge and lien upon such a lot, enforceable by the Declarant by any appropriate proceeding at law or in equity.
All costs incurred by the Declarant on behalf of such owner shall be reasonable. Although notice given as herein above provided shall be sufficient to give the Declarant the right to enter upon such lots and perform the work required, entry for such purpose shall only be between the hours of 7:00 o’clock a.m. and 6:00 o’clock p.m. on any day except Sunday.

Please use caution when entering and leaving the neighborhood at the traffic light. This is a dangerous intersection. Also, the intersection at Walt Stephens and Camp.
The back circle is a one-way street with signs posted. Please let your
guests, workers and delivery drivers know ahead of time.
Please remember to drive slow in the neighborhood due to there are several children, people walking and constant deer crossing.
We live in a beautiful area with a lot of wildlife. Be aware we do have coyotes and fox so be careful if you have small animals. We also have copperhead’s snakes in the area, and water moccasins by the pond.
Mail theft is a problem not just in our neighborhood but the surrounding areas as well. There is an online service where you can preview your mail and packages scheduled for arrival at USPS Inform Delivery website.

Please help pick up any trash you see on our street as well as by the
pond/lake after holiday events.
Lot owners are responsible for picking up limbs, debris, and trash all
the way to the street.
