Hopefully, the following will help answer some of the questions we have received over the years.  

Q:   Why are there no streetlights in BWP?

       BWP lot owners will have to sign a petition agreeing to the streetlights and to pay the cost

       to have underground cables, poles and the streetlights installed.  The cost as of 2023 is

       between $15,000.00 for five (5) lights, and $55,000.00 for twenty-four (24) lights.  The

       lot owners will be responsible for the cost which will be reflected on their property tax bill.

Q:   Can BWP guests' fish in the pond/lake and keep the fish?

       BWP lot owners must be present with their guests to fish.  The pond/lake is catch and

       release only.

Q:   Why is BWP not a gated community?

       Our neighborhood (BWP) would be responsible for the street maintenance and may 

       have to construct a bridge due to there is a beaver's dam in the first pond inlet. Also, we

       would be responsible for fallen trees.  However, if a tree falls and blocks the street, the 

       county is responsible for the removal.


Q:   Can lot owners remove oak trees that lines the road in front of their property?

       The planted oak trees which provide a canopy that lines the road are the property and the

       responsibility of the BWP HOA subdivision.  Therefore, prior to any oak tree(s) being 

       altered and/or removed pre-approval must be obtained from the BWP Board of Directors.


Q:   What method does the board use to come up with the figures to determine the budget?

       The board does a budget projection each year to determine anticipated expenses.  Also, 

  additional funds are added to the projection for the next year to cover cost-of-living price 

  increase and unexpected expenses (pond, front entrance accidents not covered by 

  insurance).
